Note: If the buyer of any of these apartments wishes to upgrade the level of fit-out from Senator level to Presidential level, then the finishes/chattels which are varied by the up-grade package are marked with an asterisk, and the corresponding replacement item in the Presidential level package is listed at the foot of this Part.

Part C lists the features of the tiling package, which the buyer of any apartment may purchase.

Part C: Tiling package

All apartments include carpets as standard in the hallway, living and lounge areas.

However, the buyer of an apartment may purchase the tiling package. The cost of this package will vary for each apartment, but generally will be about $195 per square metre of the tiling package area.

The cost of the tiling package will take into account the floor treatment that it is to replace, the cost of grinding level the concrete slab, and fitting acoustic underlay under the tiles.

The tiling package comprises:

Hallway, living and lounge areas tiling with 600mm x 600mm, glazed “Homestone Taupe Polish” tiles (to match kitchen floor) in lieu of carpets to these areas

Section 3 – Procedures for variation of level of fit-out and/or purchase of tiling package

The cost of any variation of level of fit-out or purchase of the tiling package is NOT included in the purchase price shown in Item 9 of the items schedule.

The cost of such variation or package will vary for each individual apartment, but generally will be –

  • $9,000 inclusive of GST and labour to change from a Senator level to Presidential level of fit-out;
  • $195 per square metre of the tiling package area.

If a buyer wishes to consider purchasing the changed level of fit-out, and/or the tiling package, then the following procedures apply:

  • a. within the fit-out choice period set out in item 15 of this contract, the buyer is to advise the seller in writing if he/she wishes to obtain a quotation from the seller for the possible change and/or package. If the buyer does not do so, then the seller may not be prepared to later provide the buyer with a quotation (because it may not then be possible to obtain competitive pricing quotations);
  • b. within 14 days of receiving the buyer’s request, the seller is to give the buyer the quotation for the works in a form capable of being accepted by the buyer;
  • c. within 14 days after the seller gives the quotation to the buyer, the buyer is to advise the seller if the buyer wishes to purchase the change and/or the package, by counter-signing the seller’s written quotation and giving the original copy to the seller. If the buyer does not accept the quotation within that period, then the seller is no longer bound by the quotation, and may not be prepared to do the works at a later date, whether at that price or otherwise.
  • d. the agreed cost of the works shall be payable at settlement, shall be in addition to the purchase price in Item 9 of the items schedule, and shall be deemed to form part of the “balance purchase price” payable at settlement.

NOTE: It is not possible for a buyer to purchase only part of the changes in level of fit-out, or part of the tiling package.
